BAY DEED RESTRICTIONS
The following restrictions are intended to provide an overview of the subdivision documents. They are not intended to represent the entire restriction document content. Buyers at Catawba Bay are encouraged to read the entire document, as acceptance of all restrictions is required prior to purchase completion.
MAIN POINTS
- Developer will maintain architectural control to ensure consistency in style, exterior colors, materials of construction, and spacing of similar exterior designs.
- Minimum square footage requirements of various home styles are as follows:
- 1 story………1,500 square feet
- 1 ½ story……1,200 square feet, first floor
- 2 story………1,000 square feet, first floor, 500 second floor
- All homes shall have 2 car garages.
- No out buildings of any kind are allowed.
- All utilities are located underground.
- No storage of boats, recreational vehicles, or other apparatus is allowed on the property, other than within the residence garage.
- All homes must be landscaped in accordance with the community landscape plan prior to occupancy or when weather permits in the case of winter move in.
- All homes will have a professionally landscaped and lighted entry.
- All driveways will be concrete or paving blocks.
- Rental of all homes is restricted to six (6) months at a minimum.
- All lakes, streams, and waterways are to be professionally maintained as part of the common maintenance items of the community association.
- The initial annual dues for the community association common maintenance items are estimated at $250.
- In connection with existing contractual agreements, all modular style homes installed on the Catawba Bay properties must be supplied by Unibilt Homes of Vandalia, Ohio, and must be sold and erected by Catawba Bay Builders, LLC.
